LRE Management acquires multifamily properties throughout the country. Our most recent investment is Water Ridge, a 476 unit multifamily property in Irving, Texas. Water Ridge is a preferred equity investment with a projected IRR of 15%. Many of our multifamily investments are in the Southwest.
We pursue three investment strategies. Core: acquire newer vintage properties below replacement cost. Value Added: increase occupancy of a property with high vacancy or below market rents with significant renovation or upgrades. Opportunistic: higher risk profile to achieve outsized returns with shorter investment horizon.
Our primary investment philosophy is capital preservation. We typically use long term fixed rate debt to mitigate interest rate risk and cap our LTV at 75%. We target 7-10% cash and cash returns and focus on stabilized established properties in strong locations with a history of high occupancy.
